Loan Modification vs. Short Sale in New York: Which Option Is Right for You?
If you’re behind on your mortgage in New York and want to stop foreclosure, two options come up again and again: a loan modification and a short sale. One aims to keep you in the home. The other helps you leave it on your terms. Picking the right one early can save months of stress.
What is a loan modification?
A loan modification is a permanent change to your mortgage, such as a lower interest rate, a longer term, or past-due amounts added to the loan balance. The goal is a monthly payment you can afford so you can stay in your home. Lenders typically want proof that a hardship caused the missed payments and that your income can now support the new payment.
What is a short sale?
A short sale is when your lender agrees to let you sell the home for less than you owe. The sale proceeds go to the lender, and you move out on a closing date you help set, instead of losing the home at a foreclosure auction.
Loan modification vs short sale: side by side
| Loan modification | Short sale | |
|---|---|---|
| Do you keep the home? | Yes | No |
| Best when | Your hardship is temporary and your income can support a payment | The payment is no longer realistic, or you owe more than the home is worth |
| What the lender needs | Income proof and a hardship explanation | A buyer’s offer, a hardship package and approval from every lienholder |
| Help with moving | Not needed | Eligible to apply for our Short Sale Relocation Grant through our program |
